Why it hits harder in Cache Valley

From the day it's poured, asphalt starts drying out. UV and oxygen harden the binder that holds it together: the deep black fades to gray, the surface turns brittle, and hairline cracks set in. Sealcoating replaces that protective layer before the damage starts.

Then Cache Valley winter goes to work. Water seeps into every crack, freezes overnight, expands, and pries the pavement apart. That's the number-one reason driveways here go from a few small cracks to crumbling edges in just a few seasons. A sealed surface keeps the water out before it can freeze.

Why we squeegee, not spray.

Asphalt wears from the top down as the binder erodes and the surface opens up. Once there are low spots and voids, how the sealer goes on decides how long it lasts. There are two ways to apply it. That's why every first-time driveway gets our squeegee treatment: one solid base coat, worked in, not misted on.

Spray is faster for the crew, but on a first coat it lays a thin film, misses the low spots where water collects, and on a breezy day drifts onto your lawn and house. A driveway's first coat sets its foundation, so we squeegee it: more sealer where it matters, driven into every void, clean lines, no mess.   • Year 1: we come back, walk the driveway, fix small cracks before winter gets them (cold-pour, up to your driveway's included allowance below), and re-adhere any lifted seal. Included.
  • Year 2: a full professional reseal at 20% off the full price, locked in when you enroll. Your monthly payments have already covered it. Nothing to come up with.
  • Warranty doubled: our 12-month workmanship warranty extends to 2 full years while your plan is active.

Included crack allowance (cracks under ½ inch, by driveway size): under 1,000 sq ft → 25 linear feet · 1,000–3,000 sq ft → 50 linear feet · over 3,000 sq ft → 100 linear feet.

How often should a driveway be sealed?
Every 2–3 years in Cache Valley. Utah sun oxidizes the surface and freeze-thaw attacks the cracks. A regular schedule keeps both in check, and that's exactly what our Alpha Maintenance Plan handles.
What does the maintenance plan include?
A year-1 checkup and a year-2 reseal, funded by one small monthly payment. When is sealcoating season?
Typically April through October, when overnight temperatures stay warm enough for proper curing. Spring dates fill first.
What sealer do you use, and is it safe?
An eco-friendly, commercial-grade polymer sealer from one of the largest national pavement-sealer manufacturers, not coal tar. Coal-tar sealers are loaded with PAHs (polycyclic aromatic hydrocarbons) that studies have linked to cancer risk, which is why they're restricted in a growing list of U.S. cities and states. Ours carries a tiny fraction of those compounds, is safe for kids and pets once cured, and won't track into your home.
What's in your Ultra sealcoat?
A polymer-modified commercial sealcoat from one of the largest national pavement-sealer manufacturers, not coal tar. Polymer binds the surface tighter and dries faster; fine traction sand is blended in standard, so every driveway gets the grip finish (great for slopes and shaded spots that ice up). One product, our best. No good-better-best games.
Do you fix cracks and potholes too?
Yes. We fill cracks with hot-applied and cold-pour crack fill (matched to the crack), patch potholes with cold-fill asphalt, and prime oil spots, all priced alongside sealcoating after we see the driveway. Most repairs happen the same visit.
Why do you squeegee instead of spray?
For a driveway's first coat, a squeegee is the only way we'll do it: a solid, even layer worked down into the low spots a sprayer skims over, with no overspray on your cars or plants. Spray has its place: on the right surface, professionally applied, it's a fine tool. But a first coat on bare or weathered asphalt isn't that place. Your first coat from us is always squeegee-applied.
Why only one coat?
Because of how we apply the first one. A squeegee works one solid, even coat down into the surface, filling the low spots and building a strong base layer where your driveway actually needs it, with clean lines and no overspray. That base coat is the foundation; pair it with a regular reseal cycle (that's what our maintenance plan handles) and your asphalt stays protected year after year.
How do I know if my driveway needs sealcoating?
A few clear signs: the surface has faded from black to gray, water soaks in instead of beading on top, you're seeing fine cracks or oil stains, or it's simply been more than 2–3 years. Any of those means the asphalt is losing its protection. Not sure? We'll tell you straight when we price it.
Does sealcoating fill cracks on its own?
No. Sealcoat is a thin protective coating, not a filler or leveling layer. Cracks and potholes get repaired first, then the sealcoat goes over the top to lock water out. Sealing over open cracks without repairing them just hides the problem for a season.
My driveway is brand new. Can you seal it yet?
Not right away. Fresh asphalt needs to cure and release its oils first, which usually takes a few months and longer in a cool climate like ours. Seal too early and you trap oils and soften the surface. We'll tell you straight whether yours is ready.
Do I need to prep anything before you come?
Just clear vehicles and items off the driveway. We handle the cleaning and surface prep. If grass has grown over the edges, trimming it back helps us get a clean line.
What's the difference between sealcoating, resurfacing, and repaving?
Sealcoating is the thin protective coat every 2–3 years. Resurfacing lays new asphalt over the old (every 15–20 years). Repaving is full replacement. Sealcoating is the cheap, routine step that pushes those big expenses years down the road.
Is sealcoating worth it, or just upkeep someone's selling me?
Worth it, and the recommendation doesn't come from us. The Colorado Asphalt Pavement Association, a paving-industry group, advises resealing every two to five years to extend a driveway's life. Next to resurfacing or replacing the whole driveway, a periodic seal is the cheapest way to protect what you've already paid for.
Will sealcoating make my driveway look new again?
It restores a deep, uniform black finish and big curb appeal. It won't hide structural damage, but on a sound driveway the difference is striking.
